Tenant Placement Only
Placement fee is 50% of one month's rent.

Market Analysis: to establish a present market value for the property.
Advertising: a sign placed on the property, ads placed locally in San Luis Obispo County and on numerous prominent rental search sites. Advertised on our company list which is posted outside our office 24 hours a day and here on our website.
A Licensed Agent will show the property.
Extensive Tenant Screening: We run full credit reports, extensive current and previous rental references, verification of employment and bank status and personal references. Personal showings of each property with a licensed agent. (We DO NOT check out keys!)
Agent meets with tenant to sign lease document, collect first month's rent and security deposit.
Assists and documents in writing, with the tenant, both the move-in and move-out details.
Schedule a move-in inspection: with room by room documentation of the property condition signed by both tenant and agent.

Monthly collection of rents.
Repair and Maintenance Calls: On Owner's Behalf.
Payment of Expenses: Including mortgages, insurance, utilities and property taxes.
Monthly Statement: Owners receive a monthly accounting of all income and expenses, copies of all receipts and disbursements of funds. End of year accounting with specific breakdowns for tax purposes.
Market Survey and Lease Analysis to establish current fair market rental rates.
